You will act as a key interface between Property Services and internal business units, providing strategic oversight and operational excellence in delivering a workplace that enhances the colleague experience, maximises building efficiency, and ensures compliance across all levels.

This is an influential and hands-on position, ideal for an experienced FM professional who thrives in a fast-paced, stakeholder-focused environment. You’ll be the primary owner of workplace operations, managing day-to-day services and contributing to longer-term strategic planning. Your ability to balance customer needs, operational effectiveness, commercial considerations, and supplier management will be critical to your success.

This is an office-first role, requiring regular on-site presence to lead, support, and influence the service experience at our key London properties.

Key Responsibilities

As Area Workplace Manager, you’ll be responsible for ensuring a seamless, cost-effective, and compliant facilities service that supports business needs and promotes a positive, productive working environment for colleagues and visitors. Your core responsibilities will include:

Workplace Operations Management

  • Oversee the operational delivery of all workplace and FM services within your designated London portfolio.
  • Ensure all services are delivered in accordance with service level agreements (SLAs), key performance indicators (KPIs), and agreed budgets.
  • Implement efficient processes to manage space, occupancy, and workplace utilisation, optimising capacity and usage across locations.

Strategic Planning and Capital Projects

  • Contribute to the long-term planning of the workplace portfolio, aligning physical workspace provision with the evolving needs of the business.
  • Lead feasibility assessments and manage the planning and execution of capital investment and improvement programmes.
  • Provide informed recommendations to senior stakeholders on space reconfigurations, refurbishment projects, and technology upgrades.

Stakeholder Engagement and Relationship Management

  • Serve as a trusted partner and advisor to senior business leaders, maintaining regular communication to ensure their workplace requirements are understood and met.
  • Champion the voice of the customer by implementing effective engagement frameworks that capture colleague feedback and translate it into service enhancements.
  • Act as a visible and accessible presence across the office estate, proactively addressing issues and reinforcing service excellence.

Supplier and Contract Management

  • Manage multiple third-party service providers responsible for soft and hard FM services, ensuring effective contract performance and value for money.
  • Work closely with supply chain partners to track performance, enforce accountability, and drive continuous improvement.
  • Support procurement activities related to FM contracts, contributing to tendering, negotiation, and onboarding processes.

Governance, Risk, and Compliance

  • Ensure strict adherence to health and safety regulations, statutory compliance, and internal governance protocols.
  • Monitor risks associated with property and facilities operations and implement control measures to mitigate these effectively.
  • Maintain full transparency of operational costs, risks, and service performance through accurate reporting and analysis.

Performance Monitoring and Reporting

  • Develop and maintain robust management information (MI) reporting and performance dashboards for the workplace portfolio.
  • Analyse and interpret data to identify trends, inform decision-making, and support continuous improvement initiatives.
  • Present regular updates to senior management, highlighting key achievements, risks, and areas requiring attention.

Essential Skills and Experience

To be successful in this role, you’ll need to bring a combination of operational expertise, stakeholder confidence, and commercial savvy. The ideal candidate will have significant experience managing workplace or facilities services in a complex, dynamic corporate environment.

Key Requirements:

  • Proven track record in managing end-to-end FM services across a property portfolio, ideally within a large corporate or financial services setting.
  • Strong experience in stakeholder and customer relationship management at a senior level.
  • Ability to manage multiple suppliers across a wide range of service disciplines, with a focus on driving service excellence and contract performance.
  • Excellent knowledge of workplace planning, space management, and operational risk mitigation strategies.
  • Competence in planning and delivering capital projects, including feasibility assessments and investment justification.
  • Exceptional communication and interpersonal skills, with the ability to influence and lead across functions.
  • Financial literacy and experience with budget management, forecasting, and reporting.
  • A customer-first mindset with the ability to balance service quality and operational efficiency.
  • Experience delivering services in line with health, safety, and statutory compliance standards.

Desirable Qualifications:

  • Professional qualification such as IWFM Level 5 or higher, or an equivalent workplace/facilities management accreditation.
  • Experience using workplace analytics and CAFM/IWMS systems to drive data-led decisions.
  • Knowledge of sustainability and environmental practices in property services.

This role provides a unique opportunity to shape the colleague experience across some of our most critical workspaces. In return for your leadership, innovation, and commitment, we offer:

  • A competitive salary and performance-based incentives.
  • Generous holiday allowance and flexible benefits package.
